Sphinx Hospitality, Inc. (SHI) is a hospitality acquisition and development company affiliated with Sphinx Group, Inc. that is focused on owning and operating value-add leisure lodging and related assets in North America.
SHI’s mission is to create resort vacations experiences of choice and opportunity within the hotel sector by taking advantage of dislocations in the real estate market as a result of shifting demand sentiment.
SHI’s senior livesport88 management team has significant experience across all commercial real estate sectors including the hospitality industry. Our team has capitalized over $500 million in hospitality assets and has significant relationships with many of the major flags in the lodging industry including Hilton, Marriott, Wyndham, IHG, Hyatt and others.
Investment Strategy
SHI’s investment strategy is to invest primarily in off-market or lightly marketed leisure resort assets in established vacation markets where value creation can be achieved through experience and relationship capital.
Our value creation process includes development of revenue enhancement strategies, streamlining hotel operations, and management company oversight.
SHI’s core value proposition is to strategically risk- manage the investment metrics of each hospitality asset acquired adding value through asset repositioning or enhanced management focused dually on providing the best guest experience and maximizing investor returns.
This starts and ends with an in-depth understanding of the markets in which SHI invest and the market drivers of these areas.
Sphinx Group’s investment strategy will be weighted towards the acquisition of income producing assets including cash-flowing assets with value-add opportunities that allow management to increase net operating income and ultimately property values.

Why we Exist...
SHI has two very distinctive missions. Both are of equal importance. Mission One is fiscal. SHI strategically targets the acquisition of undermarketed core-plus, value-add and opportunistic hospitality properties where gains can be made through prudent revenue, operational and asset management. The other Mission One is experiential. SHI is committed to creating a guest experience second to none. These pursuits will be accomplished by a focus on asset renovation, repositioning, re-branding and concentrated asset management.

INVESTMENT AREAS OF FOCUS
Sphinx Group is focusing a vast majority of its efforts on the ground-up and redevelopment of commercial real estate in high-growth leisure/ resort markets with a focus on the following areas:
Hotel/ Hospitality
The inherent benefits of a well-positioned hotel within the central business district of a city are well documented. However, various social and economic shifts have redefined today’s investment landscape. Hotels, both leisure/resorts as well as business class, have served well in the revitalization of urban economies due in part to the job creation opportunities present in metropolitan areas. But, in this post-COVID-19 environment, paradigm shifts in demand give an opportunity for the revitalization of urban infill location within many American cities, especially those communities that abut water, and those with outdoor amenities that are COVID-19 friendly. These underutilized sites are now being incorporated into local development plans instead of being skipped over in the journey from city hall to suburbia.
The urban core contains unique redevelopment opportunities that can capture the history and character of an environment, which cannot be replicated within new suburban town center developments. The recent trend toward “boutique” or “style” hotels is giving added impetus to the viability of creating excitement and interest by providing customized hotel experiences for all generations. Additionally, metropolitan hotels and restaurants benefit from strong adjacent labor forces from nearby neighborhoods with access to the best means of public transportation.
Mixed-Use Projects
Sphinx Group will seek to deliver mixed-use master planned development projects to capitalize on opportunities created by dislocations in the real estate market. Ideally, those projects will be within high- growth leisure markets and have a hotel or lodging component. Sphinx Group also sees opportunities to invest capital in land development, urban town center, and transformational projects within its target market.
Sphinx Group believes that mixed-use properties with hotel, retail, multifamily, and other components located in primary and secondary markets will provide both the opportunities and returns that investors seek to achieve. Mixed-use properties provide the highest and best use to many urban and suburban communities because developers can efficiently meet the community’s needs by adapting to the changing requirements of a community and the marketplace over time. Many local governments are seeking mixed- use development and redevelopment of their existing underutilized properties and Sphinx Group believes that it can capitalize on this need by targeting investments in these types of projects.
Sphinx Group will utilize its strategic relationships and vast business networks to source a consistent flow of off-market and lightly marketed transactions to create unique investment opportunities for the company and its investors. Our team’s experience within the public REIT, private equity, investment banking, commercial banking and public sectors provide it with mixed-use deal opportunities across the country, and to well-established private and publicly traded companies to support and facilitate the company’s penetration into new and highly competitive property markets across North America.
INVESTMENT STRATEGY
Sphinx Group’s investment strategy will be weighted towards the acquisition of income producing assets including cash-flowing assets with value-add opportunities that allow management to increase net operating income and ultimately property values.
Any ground-up development opportunities will be pursued defensively favoring projects that have already begun the development process, with required government approvals and presales and/or pre-leasing in place. In primary and secondary markets there are opportunities to take advantage of distressed deals initiated by other developers, and distressed notes being liquidated by lenders that chose to improve the composition of their balance sheets post-COVID-19.
